Ruth was really pessimistic about the prospects of being able to buy a house. She had no deposit and some loans so the additional cost of a mortgage would have been unaffordable. We advised her to identify a property and we obtained a loan of more than 100% of the purchase price. This meant that she could buy the house without a deposit and repay all her loans so that the new mortgage was affordable.
Initially, she was in negative equity but the mortgage operates on the repayment basis so her debt is reducing. House prices have risen sharply so she has created a worthwhile amount of equity in the property. We are now advising her to change her Lender to benefit from a lower interest rate. This will give her the choice between reducing her monthly costs and reducing the term of the mortgage.
