involve dealing with the lender, liaising with the
solicitor and providing any follow up services that are

Changing your Lender. |

Many people would not think of changing their lender. In
our experience, it is wise to review the suitability of
your lender regularly. In so doing, to help you identify
more competitive products. This can save thousands of
pounds in interest of help to reduce the term of your
mortgage by many years. Our clients often take advantage
of this service to raise additional capital. This can be
used to repay other loans, often resulting in a huge
reduction in monthly commitments. You may also decide to
fund other purchases in this way. |

CASE STUDY (i). Sue hoped to retire at sixty but she had been sold an Endowment Mortgage to age sixty-seven! The
projections from her Endowment Provider suggested that
there was a serious danger that the Policy would not
achieve its target. She had sought advice previously
and she had been sold yet another Policy to deal with
the potential shortfall! We helped her to put
together her complaints and she received thousands of
pounds in compensation. This enabled her to reduce her
borrowing and we moved her to a new Lender where her
mortgage operates on the repayment basis and will be
repaid by her age sixty. She can also afford to
provide for the repayment of the mortgage if she or
her husband die or suffer a critical illness. Her
monthly commitments have reduced so she can now afford
to save. |

CASE
STUDY (ii).
Ruth was really
pessimistic about the prospects of being able to buy a
house. She had no deposit and some loans so the additional
cost of a mortgage would have been unaffordable. We
advised her to identify a property and we obtained a loan
of more than 100% of the purchase price. This meant that
she could buy the house without a deposit and repay all
her loans so that the new mortgage was affordable.
Initially, she was in negative equity but the mortgage
operates on the repayment basis so her debt is reducing.
House prices have risen sharply so she has created a
worthwhile amount of equity in the property. We are now
advising her to change her Lender to benefit from a lower
interest rate. This will give her the choice between
reducing her monthly costs and reducing the term of the
mortgage. |
